Car Park Cleaning

Car parks take more abuse than almost any commercial surface — concentrated vehicle traffic, oil and fuel drips, dropped chewing gum, food and drink spills, cigarette butts, salt and grit residue, and the slow buildup of road dirt that turns a once-bright surface dark grey. A clean car park dramatically lifts the impression of a retail park, shopping centre, hotel or office. A dirty one tells visitors everything they need to know about how the property is run.

We clean car parks across the North East — surface, multi-storey, underground, hotel and retail — using industrial pressure washers, surface cleaners and tracked machines for the largest sites. Most work is done out of hours so we don't disrupt operations.

Common contamination

Different car parks suffer different contamination, but the usual mix includes:

• Oil and fuel drips — typical in any vehicle area; needs degreaser
• Tyre rubber and friction marks — cleared by hot-water washing
• Dropped chewing gum — needs steam removal (see our gum removal page)
• Bird droppings — common on multi-storey upper levels
• Salt and grit residue — winter months particularly
• Food and drink spills — outside fast-food outlets in particular
• Concrete slurry from over-aggressive prior cleaning — needs careful re-clean
• Cigarette butts and litter — pre-clean sweep

Multi-storey work

Multi-storey car parks are a specialist job. They have steep ramps that need different cleaning angles, drainage that needs protecting from slurry, ventilation that affects how chemistry can be used, and live traffic management between deck cleans. We clean deck-by-deck, typically overnight, with proper signage, traffic management and drainage protection. We provide full RAMS and method statements before starting.

Common multi-storey jobs include annual deep cleans, post-incident cleans (oil spills, fuel leaks), pre-inspection cleans, and end-of-tenant cleans for property managers.

Maintenance contracts

Most commercial car park customers want regular cleaning rather than one-off blitzes. We offer maintenance contracts: typically monthly for high-traffic retail and quarterly for office and hotel sites. Contract pricing is significantly below ad-hoc rates and we can integrate with your CAFM system for job tracking.

Annual multi-storey deep cleans are also popular — we work overnight, typically over a single weekend or staged across two weekends to minimise disruption.
