Outdoor porcelain has become hugely popular for patios, pool surrounds and modern garden landscaping over the last few years β and rightly so. The tiles are virtually stain-proof, almost indestructible underfoot, and look incredibly smart. The trade-off is that the joints between tiles, and the slight texture on the surface, do still collect dirt over time, and porcelain doesn't respond to cleaning the same way that natural stone or concrete does. We specialise in outdoor porcelain cleaning across the North East.
Porcelain itself is the easy part. The tricky parts are the jointing material (often a resin-based grout that doesn't tolerate aggressive cleaners), the slight surface texture (which holds onto a fine film of dirt), and the lack of porosity (meaning conventional sealers don't work β and don't need to).
What porcelain needs vs other materials
Porcelain is fired at very high temperatures, which makes it virtually non-porous and exceptionally hard. That's great for stain resistance but means it cleans differently from natural stone. Most stone cleaning relies on lifting dirt out of pores; porcelain has almost no pores, so dirt sits on the surface or in the texture rather than soaking in. Cleaning is therefore mostly about lifting surface contamination cleanly.
Pressure washing porcelain itself is fine β the tile surface tolerates high pressure without damage. The risk is to the jointing material around the tiles, which is usually a polymer-modified or fully resin-based grout designed to resist algae and movement. Aggressive direct-pressure into joints can break the grout up, causing premature failure that's expensive to fix.
Our approach
We start with biocide pre-treatment of any algae or moss that's established in the joints. After dwell time, we surface-clean the tiles with a flat-surface rotary cleaner held just above the tile surface β this lifts dirt at consistent pressure across the whole face without driving water into the joints at high pressure. Edges and details get hand-detailed with a softer brush.
After cleaning, we rinse thoroughly with fresh water to remove any biocide residue. The porcelain dries quickly (it's non-absorbent) and is ready to use within 30 minutes. The joints take longer if they were soaked during cleaning.
Joint problems we sometimes find
Outdoor porcelain joints are usually filled with one of three materials: traditional cement-based grout (less common nowadays), polymeric jointing sand (popular for cost), or full resin grout (best for outdoor longevity). Each has its own quirks.
Cement grout in joints can fail over freeze-thaw cycles, leaving cracks where water enters. Polymeric sand can wash out under aggressive pressure. Resin grout is the most durable but expensive to repair if it does fail. We assess what's in your joints before cleaning and adapt our approach. If we find joint failures, we report them so you can have them addressed.
Do you need to seal porcelain?
Generally no. The whole point of porcelain is that it's non-porous, so there's nothing for a sealer to soak into. Surface sealers on porcelain typically wear off quickly, can leave a slippery finish, and don't actually do anything beneficial. We don't recommend or sell sealing as an upsell on porcelain.
The exception is the joints β if your jointing material is failing or you want to extend its life, a joint-specific sealer can help. We'll advise based on what's in your installation.
Frequently asked questions
Can pressure washing damage porcelain?
Not the tile surface itself β porcelain is exceptionally tough. The risk is to jointing material; we use surface cleaners and controlled pressure to avoid joint damage.
Why does my porcelain look dirty even though it doesn't stain?
Surface texture holds a film of fine dirt and algae. The tile body isn't stained β the contamination sits on top and lifts cleanly with proper cleaning.
Should I seal my outdoor porcelain?
The tiles themselves don't need sealing. Joints sometimes benefit from a joint-specific sealer.
Will algae come back?
Slower than on stone or concrete because porcelain doesn't hold moisture for organisms to grow on. Joints can still develop algae over time. Yearly maintenance keeps things looking fresh.
