Awning Pressure Washing

Awnings — the retractable fabric or metal canopies fitted to homes, shop fronts, restaurant terraces and patios — collect dirt remarkably quickly. Bird droppings, leaf debris, algae growth on fabric, mildew on shaded sections and atmospheric grime all build up within a season or two and turn what was a smart feature into something tired and unwelcoming.

We clean awnings across the North East, both domestic and commercial. Our approach is calibrated to the awning material — fabric awnings need very different handling from metal or PVC ones — and we always test on a small hidden area before committing to a full clean.

Why fabric awnings need careful handling

Fabric awnings — particularly acrylic and polyester — have a water-repellent treatment baked into the fabric that's easily damaged by aggressive cleaning. High-pressure water blows the treatment off, leaving the fabric prone to soaking up rain and rotting from the inside. Strong detergents strip the same treatment chemically.

Our approach is soft-washing: a low-pressure rinse with a fabric-safe detergent and biocide. Algae and mildew get killed at the root; surface dirt washes away gently; the water repellency stays intact. After cleaning, we let the fabric dry fully before retracting — never roll a wet awning away, or it'll bloom with mildew within days.

Bird droppings and food stains

Bird droppings are one of the worst things for awning fabric — they're acidic and bond chemically with the dye. Removed quickly, they come off cleanly. Left for weeks or months, they can leave permanent shadow staining. We use enzyme-based pre-treatments that break down the proteins in bird mess before pressure rinsing, which gives the best chance of full removal.

On commercial catering awnings, food and drink stains (beer, coffee, food spills) are common. These usually respond to specialist food-safe detergents combined with gentle rinsing.

Commercial awning maintenance

For shops, cafes, restaurants and hotels, awnings are part of the customer-facing kerb appeal. We offer scheduled maintenance contracts — typically twice a year, sometimes quarterly for prominent street-level premises — with photo-evidenced reports for facilities managers.
