Why fabric awnings need careful handling

Fabric awnings β€” particularly acrylic and polyester β€” have a water-repellent treatment baked into the fabric that's easily damaged by aggressive cleaning. High-pressure water blows the treatment off, leaving the fabric prone to soaking up rain and rotting from the inside. Strong detergents strip the same treatment chemically.

Our approach is soft-washing: a low-pressure rinse with a fabric-safe detergent and biocide. Algae and mildew get killed at the root; surface dirt washes away gently; the water repellency stays intact. After cleaning, we let the fabric dry fully before retracting β€” never roll a wet awning away, or it'll bloom with mildew within days.

Bird droppings and food stains

Bird droppings are one of the worst things for awning fabric β€” they're acidic and bond chemically with the dye. Removed quickly, they come off cleanly. Left for weeks or months, they can leave permanent shadow staining. We use enzyme-based pre-treatments that break down the proteins in bird mess before pressure rinsing, which gives the best chance of full removal.
